Q: “What’s one thing most homeowners forget to do that can really increase the value or appeal of their home?”
A: Here are 3 things that can really impact the value of your home that are often overlooked by homeowners as key to attracting the right buyer:
Lighting – Brightly lit spaces can come across as being bigger, so we spend a lot of time/effort on improving the lighting before launching a property onto the market for sale. However, this does not mean that you should run out and install fluorescent lighting throughout your house! The lumens of a bulb will dictate the brightness, but thought should also be given to the colour temperature (kelvins) of that bulb, and most importantly, the same type of lumens and kelvins should be used throughout the same room. The choices will affect how a room feels and how it photographs.
Personal Taste – Maybe you love your kitchen with bright teal cabinets but it may not be for everyone. When choosing finishes in a renovation, either keep an exit plan in mind by opting for neutral colours, or do what makes you happy with the understanding that you may need to make some changes before you decide to sell. Just because you’ve decided to create your dream closet out of a spare bedroom doesn’t mean that all of those custom built-ins will be appreciated by a future buyer who needs that bedroom for another purpose.
Record Keeping – this one may be surprising, but never underestimate how it makes a future buyer of your home feel when you are able to pass along a folder of manuals, warranties, receipts, suppliers, and maintenance plans. Having a record of all of the upgrades you’ve made also makes it easier for us to market these upgrades, ie. new roof installed in 2023 with 20 year warranty, is more appealing than a home inspector’s report that the shingles are in good condition. A buyer is more likely to submit an offer if the impression is that the home has been very well maintained, so keep all of the supporting documents (physical or electronically) so that buyers get a more informed snapshot of the true value of your home.
