The Port Lands
Continuing our 2026 newsletter series featuring Toronto Life Magazine’s “Twelve Neighbourhoods Destined for Great Things”, we’re highlighting another area they believe is poised for above-average growth based on transit, housing stock and overall desirability.
Next up, The Port Lands
Due to COVID in 2020, Google cancelled their proposed plan to redevelop this entire waterfront area into a high tech smart-city neighbourhood, but ever since, the City has poured a ton of investment into the area, transforming it into a new mixed-use community from the ground up, supported by major infrastructure investment and long-term planning.
A key component of this transformation is the Port Lands Flood Protection Project, which has enabled the naturalization of the Don River and unlocked significant land for future development. At the centre of this is Ookwemin Minising, a newly created 98-acre island that will introduce parks, public spaces, housing for approximately 15,000 and new connections to the waterfront. Plans for the broader area include 13,500 new residents in the McCleary District, a mix of commercial uses, and expanded access to trails, green space including a 4.2km open art trail and $75M 3-acre playground, positioning the Port Lands as a future extension of Toronto’s downtown core .
Ideal For: Forward-thinking buyers and investors looking for long-term growth, those interested in waterfront living, and buyers willing to enter an area in its early stages of transformation.
Notable amenities: Michelin-recognized Cherry St. Bar-B-Que, Martin Goodman Trail, new Biidaasige Park, future waterfront parks and trails, proximity to Leslieville and the Distillery District, planned future transit connections.
