Riverside/South Riverdale
Continuing our 2026 newsletter series featuring Toronto Life Magazine’s “Twelve Neighbourhoods Destined for Great Things”, we’re highlighting another area they believe is poised for above-average growth based on transit, housing stock and overall desirability.
Next up, Riverside/South Riverdale:
Mainly describing what most know to be Leslieville (up to Jones Avenue), this once industrial hub has transformed into a dynamic strip of Michelin-recognized food spots, cafes, wine bars, brunch destinations, artisanal bakeries, craft breweries, boutique shops and so much more. Highly sought after Victorian semis, rowhouses, and low rise historic loft conversions already demand premium buying and rental prices, but there are compelling reasons why property values still have potential to grow.
The area is home to a number of high ranking public schools, great daycares, libraries, an abundance of green space (parks and playgrounds), and many recreational programs for kids, making Leslieville a big draw for young families. A real sense of community is built through active resident associations, community centres, and frequent street festivals.
As if it wasn’t already a popular pocket to live in, construction is underway on the East Harbour Transit Hub, and once completed, will easily be the preferred way of commuting, despite the easy access to the DVP/Gardiner. This is the centrepiece of the city’s $70B transit expansion plan and features a 38-acre GO and TTC interchange, dubbed as the “Union Station of the East”. It’s estimated that it will serve 100,000 commuters a day.
In addition, 15 new mid- and high-rise buildings will be built on top of the hub, adding more than 4,000 commercial and residential units. Hopefully all of this development (in addition to the 35-storey project being built at Broadview/Danforth) won’t cause Riverside to lose its “village vibe” and historic charm.
